KRS Environmental gets involved in a wide range of projects across the UK.  Below are details on a selection of recent schemes which demonstrates our capabilities.

Flood Risk Assessment - Flood Zone 1, Greater than 1 Hectare, Residential Development

Denholme, Bradford


KRS Environmental was commissioned to carry out a Flood Risk Assessment (FRA) in accordance with the National Planning Policy (NPPF) for the development of 34 dwellings.  The site was shown to be located within the Environment Agency’s Flood Zone 1.  The proposed development was classified as ‘more vulnerable’ in accordance with the NPPF. 

 

This FRA identifies and assesses the risks of all forms of flooding to and from the development and demonstrates how these flood risks will be managed so that the development remains safe throughout the lifetime, taking climate change into account.  

 

Evidence provided to Bradford Metropolitan District Council so the Sequential and Exception Tests could be applied.

 

A surface and foul water drainage strategy was developed for the site after consultation with the Environment Agency, Yorkshire Water and Bradford Metropolitan District Council.

 

Surface water runoff calculations were undertaken to assess the runoff rates and volumes for the pre and post development site with the effects of climate change taken into account. 

 

Use of SUDS to reduce the impact of construction and operation of the development on water resources, water supply, foul drainage network, water/river quality and groundwater aquifers.  Surface water runoff attenuated to the greenfield rate via the use of SUDS.  

 

Flood Risk Assessment - Flood Zone 3, Commercial Development

Ellar Ghyll, Bradford


KRS Environmental was commissioned to carry out a Flood Risk Assessment (FRA) in accordance with the National Planning Policy Framework (NPPF) for a retrospective planning application for light industrial B2 uses within one week.  The site was shown to be located within the Environment Agency’s Flood Zone 3.  The development is classified as a ‘less vulnerable’ use in the NPPF.


This FRA identifies and assesses the risks of all forms of flooding to and from the development and demonstrates how these flood risks will be managed so that the development remains safe throughout the lifetime, taking climate change into account in accordance with the NPPF.


Mire Beck was identified as the principal flood risk source therefore, hydrological analysis was undertaken to assess the fluvial flood risk to the site.  


Evidence provided to Leeds City Council so the Sequential and Exception Tests could be applied.


Surface water runoff calculations were undertaken to assess the runoff rates and volumes for the pre and post development site with the effects of climate change taken into account. 


Cost effective mitigation methods were incorporated into the design of the development these included flood resilient fixtures and fittings, a permanently safe access and egress route, raising finished floor levels and the use of a buffers strip.

 

Code for Sustainable Homes Sur1 & Sur2 Flood Risk Assessment - Residential Development

Lowswood Close, Northwood, Middlesex


KRS Environmental was commissioned to carry out a Flood Risk Assessment (FRA) to satisfy the elements of Sur1 & Sur 2 of the Code for Sustainable Homes (CSH) for a proposed residential development in Northwood, Middlesex.  The redevelopment comprised demolishing the existing residential property and constructing a 6 bedroom detached dwelling.


The FRA investigated all sources of flooding including: fluvial, tidal, groundwater, overland flood, sewers and artificial flooding in accordance with the National Planning Policy Framework and the CSH.


Surface water runoff calculations were undertaken to assess the runoff rates and volumes for the pre and post development site with the effects of climate change taken into account.  Permeable paving and geocellular storage was designed into the site to manage the surface water runoff from the developed site. 


The Sur1 template was completed and the development was able to gain the 2 available credits under Sur1.


The site was found to not be at risk of flooding from all sources.  Therefore, the development was able to gain the 2 available credits under Sur2.


Flood Risk Assessment - Flood Zone 3, Property Purchase

Pannal, Harrogate


KRS Environmental was commissioned to carry out a Flood Risk Assessment (FRA) for the purchase of a dwelling adjacent to a watercourse

The site was shown to be located within the Environment Agency’s Flood Zone 3, to be at risk of surface water flooding and to have historically flooded.


The FRA provided the purchases with the best understanding of the nature of flood risk at the property.


It was identified that the flood risk to the property was currently managed by a number of property level protection measures including; 

  • Raised Floor Levels.
  • Raised Threshold Levels.
  • Flood Resistance Design.
  • Flood Resilience Design
  • Tanking of the Basement– cavity wall membrane.
  • Sump Pumps located in the Basement.
  • Safe Access and Egress Routes Identified.

The FRA has provided all the available information on flood risk at the property to the prospective purchaser, allowing the prospective purchaser to hold informal discussions with insurers about the flood risk at the property.  The FRA has been used as the basis for reducing insurance premiums for the property.
